A PASSION FOR BUILDING

Philip Pedros combined his experience as a Real Estate Broker with his passion for building to start Philips Custom Homes and since 1998 has built more than 100  quality homes and a reputation as one of the areas finest homebuilders.

Phil prides himself on building quality homes, on time and within budget. You will find him on the jobsite coordinating every last detail with his loyal following of skilled craftsmen who have been with him for years.

INITIAL CONSULTATION:  To define your project, discuss budget and financing, establish a timeline and discuss Fixed Price vs Cost Plus construction models.

 

LOT SELECTION:  A potential homesite evaluation is completed to determine things like deed restrictions, location and positioning of your home, availability of utilities, zoning and wetland ordinances and the extent / cost of sitework required.

DESIGN PHASE:  Once a homesite is chosen, a suitable house plan to fit the lot will be discussed along with options to purchase a house plan or hire an architect.  A construction specification sheet detailing how the home will be constructed will also be discussed and an initial construction contract is drawn up for client / attorney review.

 

LENDER SELECTION:  If required, a suitable lender is selected for financing and a pre-approval is completed.

FINAL PLANS & SPECS:  Client accepts final plans & specifications and a price is set.

CONSTRUCTION AGREEMENT:  The construction contract with plans and specs is finalized and signed.

LENDER FINALIZATION:  Final contracts, plans & specs are given to the lender and financing is completed.

CONSTRUCTION PHASE:  With building permits in place, the land is cleared of trees to the clients liking and construction begins.
